Construction within existing structures in Berlin-Kreuzberg

Office building Falkensteinstraße almost completed

A prime example of construction within existing structures, an old warehouse in Berlin-Kreuzberg is converted into a new neighbourhood centre with office and commercial areas.

At the heart of modern Kreuzberger’s colourful world of clubbing and night life, the building of Berlin Victoria-Mühlenwerke GmbH was and still is an urban landmark. Not only because Oberbaum bridge over river Spree directly leads towards it, but also because famous Berlin artists regularly play on its façade. Until the end of 2021, during an interim use, night clubs, music and start-up companies found room in the old warehouse from the 1970s.

The current conversion and expansion transform the complex into an office building with additional commercial space. With respect to traditional aspects of sustainability, CO2 emissions are minimised by maintaining as much of the old building as possible and by integrating the most intelligent and efficient building technology.
The developer prominently aims at finding creative solutions matching the neighbourhood and also enrich it in an urban context.

Together with CODE OF PRACTICE architects the following solutions were found: The building’s core was removed and all installations and components, like for example a big goods elevator, were removed. All extensions and façade elements were completely dismantled and only the concrete load-bearing structure as a skeleton structure including the beautiful coffered ceiling were preserved. In addition to a new core with staircases and elevators, loggias were implemented on the building’s back side and the front façade was upgraded with large glazing.
Construction in the urban area was executed with minimal construction site spaces and just-in-time construction logistics.

The conversion works are almost finished. Currently, interior works are undertaken and completion of the project is planned for summer 2024.
